A UK Real Estate Investment Trust (REIT) is a UK resident investment company or group of companies which carries on a property rental business, meets various conditions and has given notice to HMRC that it wishes to apply the UK REIT regime. For the purposes of the REIT tax regime, a property rental business includes UK property businesses and overseas property businesses.
When a company meets the qualifying conditions and gives notice to HMRC to become a REIT, the company becomes transparent for tax purposes. The profits and gains arising from the qualifying property rental businesses are exempt from corporation tax and are instead taxed on the shareholders.
